Founded in 1995 by Mike and Stephanie Goddard, Belvoir was launched as a franchise the following year. The franchise now has almost 100 outlets and is recognised as the fastest growing specialist lettings franchise in the UK, with offices in England, Ireland and Scotland.

The private rental sector is growing rapidly, fuelled by social changes, reduced job security, population mobility, fairer legislation governing rented property and stable interest rates. In 1971, 7 per cent of UK households were privately rented. Between 1992 and 2000 there was an increase of 45 per cent.

With an enviable track record of success and plans to open around 20 new offices this year, Belvoir is well on the way to achieving a network of over 250 offices across the UK to meet an escalating demand from tenants and landlords. By mid-January 2007 nine new territories had already been reserved – an unprecedented achievement so early in the year.

Training/Support...

Belvoir’s comprehensive induction training programme covers all aspects of running a successful lettings business and equips franchisees to be operational from day one. Following initial training, franchisees and their staff are regularly invited to attend new courses to keep their knowledge and skills up to date. Additional support is always available from Belvoir’s skilled team at Central Office and from a bespoke legal advice line.

Chairman and CEO, Mike Goddard, serves on the board of the bfa and is the new chairman of its Accreditation Committee, the body that ensures that bfa members adhere to its strict code of conduct and offer fair and ethical opportunities.

Training and Support...

You will attend a professionally developed training programme of three weeks at head office which will be followed by careful monitoring and help once launched. A team of experienced instructors use their specialist training skills to teach franchisees the full working knowledge of the residential letting business, sales and marketing, accountancy, computer literacy, use of the internet etc. Ongoing training tailored to individual needs is also provided, as well as seminars and access to professional qualifications.

Belvoir provides a high level of on-going support to the Franchisee to ensure that the business is up and running quickly and efficiently and that any problems or queries are resolved immediately and satisfactorily. Marketing – Using our recognisable brand, through the national network, we will assist with PR, local campaigns, national advertising, your website and we can provide a library of marketing material for your use which is updated constantly. Head office will design brochures, leaflets and other promotional materials and also help assist with buy-to-let evenings.

IT – You will have ongoing training and support with our bespoke lettings management system, which also gives you access to the Belvoir bulletin board that provides a wealth of help and advice.

Support – Head office will provide a legal help line which can help on any legal issue or advice you require in the lettings market answered and updates issued to you. Accounting advice for your business needs. An area manger will be able to help with any queries or advice in the running a lettings franchise.

Training & development – On going training courses are held at Head Office for Franchisees and staff members covering a wide rang of issues from customer service to management skills, as well as access to NAEA qualifications at discounted rates. Regular seminars are held at Belvoir’s prestigious Head Office in Grantham and provide franchisees with a chance to meet and listen to eminent speakers on a variety of important topics to further develop their skills to grow their business.

Research & Development – Research and development into new products, marketing tools, in house systems, Internet etc. Our aim is to give you systems that enable you to work more efficiently, sourcing cheaper and better quality suppliers to achieve higher profit margins and by developing products that give you market leadership.

FRANCHISE OPPORTUNITY ONE - COLD START: You build your portfolio from the beginning...

Cost: - £22,500 + VAT and working capital
Cold starts are based in an office, or a shop. This option suits those who like to feel they have started from the grass roots and take pride in building something from scratch or have less to invest at the beginning.

FRANCHISE OPPORTUNITY TWO - PURCHASE OF A BELVOIR RESALE

Cost:- From £30,000 to in excess of £500K

This option involves purchasing a Belvoir franchise that has already been set up and running. The outgoing franchisee will have an exit strategy from day one or may want to sell for personal reasons.

FRANCHISE OPPORTUNITY THREE - ACQUISITIONS

Cost:- From £100K to in excess of £500K
Similar to re-sales but you will purchase an established Letting agent and re-brand it under the Belvoir name. This is suitable for those who require an immediate income but do not have the opportunity to purchase an established Belvoir Franchise in their chosen area, but still recognise the increased profit and support they would have from an established brand.
