Basically, we are a traditional English Licensed Tea Rooms.

With the High Street and Shopping Centres awash with Coffee Shops serving pre-packed snacks to queuing customers, we offer a totally different experience.

Our range of freshly-prepared food and drink is extensive, yet simple to produce.

No endless queuing, then searching for a table. Our customers are greeted, shown to a table, and served quickly and politely by our friendly Waiting On staff.

In short, we offer a much more enjoyable experience for our more discerning customers.

“LECKENBY’S” BACKGROUND

We began as a specialist Chocolate Shop based in Bury’s Millgate Shopping centre back in 1997.

Spotting a gap in the market, we added a high quality Tea Rooms which soon took over the business, although we still dedicate a section of the premises to retailing.

Having won a number of awards, and having been asked on numerous occasions by customers from outside Bury to consider opening in their town (“We have nothing like this where we live” became a regular comment!), we explored different ways of expanding “Leckenby’s”.

We felt that Franchising offered the best way forward, enabling entrepreneurs who wish to own their own business to tap into our successful methods and enjoy our on-going support and advice. The success rate of franchised businesses is well over 90%, much higher than stand-alone businesses, and funding is easier to attain for Franchisees.

The first franchised branch opened in Manchester city centre in December 2011, next to the prestigious House of Fraser store, and has attracted many complimentary remarks, and excellent turnover from day one.

More franchised branches are currently being planned, as we hope to open a number of new sites over the coming months.

“Quality” is the key to the “Leckenby’s” brand, and we are looking for similarly-minded people to join us to help expand into other town and city centres.

INVESTMENT

Any type of eating establishment requires a substantial outlay, and “Leckenby’s” is no different. However, this must be regarded as an investment as opposed to an expense.

It is difficult to forecast the exact amount required, as each site will prove to be different when it comes to Shop-fitting.

For a basic 1000sq ft Tea Rooms, you can expect to pay around £120,000, whereas a larger unit will top the £200,000 mark.

On top of this, you will need to pay a Joining fee of £12,000 plus a Training fee of £7,500.

Therefore the minimum available cash you require will be in the region of £75,000, with the ability to borrow the rest.
